Steve's 2022 Market Report Is Out
2022 saw a dramatic shift in real estate markets, including Muskoka’s. Change was driven by a combination of factors including a rapid increase in interest rates, the resurgence of international travel, and to some degree, the normalization of life with COVID.
Total 2022 Waterfront Dollar Sales on the Big 3 Lakes were down 35% vs. 2021. This decrease was driven by a 37% decrease in units sold offset by an increase of 4% in average selling prices. The median sale price rose by 1% while the Average Days on Market ( DOM) for a sold property was relatively flat at 28 days. The sold vs. list price ratio was down to 98%. Waterfront Sales in the entire District of Muskoka declined by -37%, while Haliburton declined by -36%, and Parry Sound -38%.
